Join Arriva Bus as a Client-Side Commercial Property Manager, where you'll play a pivotal part in managing and optimising a diverse and extensive commercial property portfolio. The Role: As a Commercial Property Manager, you'll deliver high-quality, efficient advice and support on a wide range of property matters, including rent reviews, lease renewals, service charge management, acquisitions, disposals, valuations, and more. Your expertise will align property performance with the broader objectives of the business. Key Responsibilities: Lease Renewals & Rent Reviews:

Lead the negotiation and renewal processes, including tenant and sub-tenancy arrangements. Landlord & Tenant Relations:

Foster strong, effective relationships while addressing concerns and ensuring smooth operations. Stakeholder Collaboration:

Work closely with UK Bus leadership, regional teams, depot managers, and the central office to align real estate strategies with business goals. Portfolio Management:

Oversee lease renewals, occupancy transitions, and property churn with minimal disruptions. Financial Oversight:

Prepare and manage property budgets, track performance metrics, and generate insightful financial reports. Market Analysis:

Conduct ongoing research to support rent strategies and lease structuring. Property Business Rates:

Manage external experts to ensure accurate business rate assessments and identify appeal opportunities. Expertise in lease management, financial analysis, and complex property negotiations. Deep understanding of the UK commercial property market and emerging trends. Strong communication skills for stakeholder engagement and strategic advice delivery. Proactive problem-solving and adaptability in a fast-paced environment. Organisational excellence in handling multiple priorities. What We’re Looking For: RICS-qualified (General Practice) with a minimum of 5 years post-qualification experience. Proven experience in lease management, valuations, and property acquisitions/disposals. Competent in budgeting, financial reporting, and service charge management. Skilled in tenant/landlord relationship management and compliance. IT proficiency and a solid understanding of sustainability practices in property management. Why Join Us? Basic salary 0f £60,000 - £70,000 + car allowance, bonus, and pension contributions. Home-based role with occasional travel across the UK.
