We are seeking an experienced construction specialist, an individual with strong contractual knowledge and commercial acumen to join our Construction Team, embedded within Real Estate Portfolio Asset Management. This strategic role will oversee the full range of development, building and construction services procured externally through third-party appointments, in a cost-efficient and commercially expedient manner, with the objective of maximising investment returns. You will be assisting investment and asset management professionals in evaluating, managing and mitigating development and construction risk across a broad range of sectors and asset types, mainly in the UK, with potential to assist European colleagues. The successful candidate will report to the Portfolio Director: Head of Construction, working closely with Asset Management, Development & ESG colleagues and internal Deal Owners to articulate different procurement structures and scenarios for Fund Managers and stakeholders, to make informed decisions for both existing assets and acquisitions, including forward funded development. The successful candidate will have the breadth of experience, flexibility and candour, to drive project success at a strategic level, and have extensive experience in working with a broad range of construction and investment professionals. Key Responsibilities:

To deliver construction subject knowledge on development and refurbishment opportunities working alongside M&G RE’s Investment Professionals and partners, providing technical guidance, commercial expertise and advice to meet client requirements. To oversee implementation of statutory compliance and monitor industry changes and trends, to protect client interests and deliver long-term investment performance and liquidity. To manage the selection, appointment and oversight of Development Managers, Construction professionals and ad-hoc specialist consultants; to support M&G RE’s investment professionals providing technical guidance, analysis and commercial interpretation of reporting to assist decision-making. To provide the duties of the “Fund Surveyor” in relation to development loan/funding agreements for Fund capital transactions; to review the construction and project-related appointments and contractual terms to be agreed with Developers; to manage the procurement, selection, appointment and oversight of consultants and contractors. To provide technical and contractual input and commercial ownership of M&G RE's Framework Agreements along with guidance and advice to M&G RE's Investment Professionals and its partners and suppliers engaged to use them. To understand, contribute to and champion M&G RE’s ESG strategy alongside the Safety, Security and Fire Policy objectives for all development and construction activities. Key Knowledge, Skills & Experience:

RICS qualified (or equivalent professional qualification), with a demonstrable track record across Construction, Surveying and Project Management activities. A project management or cost consultancy background would be advantageous. “Client Side” experience in a similar strategic role is desirable though not essential. Strong understanding of the development process, forward funding development projects and associated contractual arrangements as well as experience of constructing and procuring consultancy via Framework Agreements. A thorough understanding of how to document complex property transactions, working with lawyers, Developers and other senior consultants. Competence in managing construction related disputes and negotiation skills. Demonstrable experience across numerous asset classes preferably including, Commercial, Retail, Industrial and Living (BTR/ Senior/ PBSA). A creative and innovative problem solver, passionate about development, construction and technical competence, with attention to detail and precision and rigour in the execution of tasks. A self-starter with a proactive nature and curiosity to foresee future requirements, a strong team player and collaborator with an ability to make a positive contribution. Excellent numerical and analytical skills – ability to respond to stakeholder demands. Excellent written and verbal communication skills with an ability to explain complex technical and contractual matters in simple language to a range of audiences. Very strong messaging skills – ability to focus on key issues taking ownership and see the tasks set through to conclusion. Strong work ethic – an individual driven by results and achievements. Time management and organisation – ability to work flexibly to meet deadlines for a wide range of tasks and adjust priorities when required.
