SUMMARY OF RESPONSIBILITY This varied and satisfying job begins at the design stage of a major construction project and runs right through to its completion. It is the responsibility of this job role to ensure that works run smoothly and are completed safely, to the highest quality on time and to budget. Project Managers are in charge of the overall planning, management, co-ordination, safe working environment and financial contract of a project. You must be able to perform this role to tight deadlines, kept within strict budgets and create a positive working environment, maintaining good client relationships throughout the contract. MAIN TASKS Plan and manage the safe delivery of the project at hand and direct a multi-disciplinary team through the project to ensure deadlines are met. Manage the day-to-day working, utilisation, implementation and technical consultants engaged on client assignments. Manage relationships with the client team and third parties to ensure works are able to progress without delay. Ensure that all stakeholders are kept up to date with works progress. Ensure completed works are signed off before they are accessed by follow-on trades. Liaise with estimators, buyers and commercial managers to ensure that materials are ordered on time. Identify any aspects of the project which have significant potential to cause disputes and resolve as appropriate. Record all activities outside the scope of works. Contribute to and develop detailed scopes with the cost team. Plan works thoroughly to maintain a safe system of work specific to each project. Interrogate design to ensure buildability and identify opportunities for improvements. Ensure that the client's requirements are balanced with the overall aims of Natta Building Company. Develop and improve working practices to improve efficiency and minimise wastage. Report progress on projects to senior management, maintaining and updating project reporting. Prepare client project reports. Ensure sufficient staffing levels for effective work to be carried out. Chair weekly project meetings. Maintain a current set of working drawings on site. Review, mark up and understand technical drawing detail. Hold safety briefings and ensure actions arising are carried out. Carry out safety inspections at agreed intervals. Ensure Natta weekly procedures and reporting is undertaken. Coordinate required support levels and training. Maintain a detailed site diary listing current operations, material orders and deliveries. Ensure all the relevant work permits are in place before a task starts. Coordinate and organise all necessary health and safety files as necessary. KEY SKILLS Detailed knowledge and implementation of the latest HSQE construction standards. Knowledge of Building Control and Warranty requirements. Knowledge of construction contracts. Knowledge of fire standards. Deliver projects with zero defects on time to quality standards. Communication and team coordination including presentation skills. Preparation of necessary site policies. Understanding and delivery of quality throughout the whole construction process. Ability to lead team meetings and present in client meetings. Coordination of deliveries and construction. CSCS black card, SMSTS training, First Aid Training. EXPERIENCE Residential apartments. Care homes. Multi-storey schemes. Traditional building. RC frames. Basement works. Projects circa £10m plus. MAIN CONTACTS Senior Management Team. Clients and sub-contractors. Site Management and operatives. Buying Department. Quantity Surveying Team. Technical Teams. Health and Safety Manager. Marketing and Communications. QUALIFICATIONS Degree level qualification in Civil Engineering, building studies or building management. Membership of an Industry professional body such as RIBA, RICS, ICE, CIOB. SMSTS/CSCS and First Aid. Hold a Prince2 or MSP practitioner qualification. EXPERIENCE/SKILLS 5 years experience in a similar Site Management role. Excellent management and people skills. Strong team player and people motivator. Acute organisational and time management skills. Able to work in a challenging and fast-paced environment. Ability to manage multiple stakeholders and communicate effectively. Effective administrative skills, meticulous attention to detail. Ability to form working relationships with people at all levels. Ability to work under pressure and to tight deadlines.
