THE ROLE

The holder of this role will be responsible for conceiving, agreeing and executing high quality, innovative marketing programmes that support the sales and lettings for Canada Water's residential property portfolio, our 53-acre site in South East London where we are creating a new urban centre and up to 3000 new homes.

The role reports to the Head of Marketing - Canada Water, with dotted line responsibility to the Head of Residential Sales. Occasional international travel may be required.

WHAT YOU'LL DO

Work with Head of Marketing - Canada Water, Head of Residential Sales, Development teams, Comms team, and retained agents to develop commercially driven marketing strategies for British Land's residential assets, covering both Build to Sell and Build to Rent. Understand the market environment, target audience, and business objectives for residential sales and marketing. Manage asset branding projects from concept through to completion. Conceive and deliver integrated domestic and international residential marketing campaigns across multiple platforms to support the achievement of sales and lettings targets. Develop and deliver high quality and innovative collateral, messaging and content to support sales and lettings including website, app, models (physical and digital), film, brochureware, social media, emails, marketing suite design and content, hoarding, visualisation (CGI, VR etc) and events. Work alongside Customer Care team to support transition from completion to handover. Manage positive and productive marketing supplier relationships. Track and report on campaign effectiveness and return on investment and make recommendations for continuous improvement. Actively seek out and implement cross-marketing efficiencies. Support assets in developing annual marketing budgets and write plans and budgets for IC submission. Seek input and gain buy-in from senior stakeholders, and present marketing plans and status updates as required. Proactively communicate and collaborate with all internal stakeholders: Sales team, Development team, Asset managers, Sustainability team, Property Managers, Community team, Finance, Legal, Procurement, and the wider Marketing and Corporate Communications team; and with our Joint Venture partner. Initiate and execute both UK and international events in line with agents' recommendation and market velocity. Manage all digital touchpoints for residential products ensuring up-to-date and relevant content. Input into development and content management for CW website and associated residential microsites. Data analysis across multiple platforms including web, Salesforce/Dynamics, email and social to support decision making and campaign management, improving campaign effectiveness and customer experience. Management of digital campaigns across multiple channels including email, SEO, PPC, and domestic and social platforms, integrated with wider programmes and activations. Act as brand guardian to ensure all projects and content effectively communicate the values of British Land and Canada Water/the relevant asset, and as a marketing consultant to our internal stakeholders including Development and Asset teams.

ABOUT YOU

Skills Commercial approach to marketing programmes. Ability to manage complex projects with multiple suppliers and stakeholders. Collaborative, confident, pro-active, hands-on and highly professional. Able to self-manage and prioritise own workload, but ready to ask colleagues for advice or support when tackling new or difficult areas. Innovative thinker with an open-minded approach to challenges. Creative: able to recommend new approaches to delivering effective marketing. Proven team player; working collaboratively with a positive attitude. Excellent written and verbal communication skills. Works well under pressure and remains calm at all times, with strong organisational skills. Copywriting skills and an eye for good design, including excellent attention to detail and accuracy. Able to accept and act on feedback. Advanced knowledge of MS Word, Outlook, PowerPoint and intermediate knowledge of Excel.

Experience Significant marketing experience, including current experience in a residential marketing role (either developer or agency). Strong understanding of London residential market: commercial structures, competitors, audiences and buyer behaviour, development and construction process, suppliers, press and media. Demonstrable experience of managing and delivering commercially successful domestic and international marketing campaigns on time and to budget. Understanding of the Development process and workstreams. Experience of working within a Masterplan context useful.
