Liaising with Developers, Leaseholders, Freeholder, and board of Directors and managing expectations of all aspects of block management. Handling day-to-day property maintenance issues reported by Leaseholders and residents, communicating with contractors as necessary. Conducting site inspections and creating site reports. Obtaining quotations for any works. Sourcing contractors for works and issuing invoices. Managing the progress of maintenance issues and seeing them through to completion. Holding and attending AGMs. Managing all Health and Safety and Fire Risk Assessments. Issuing Section 20 Notices. Liaising with Chartered Surveyors during any major work projects. Liaising with Insurance brokers prior to the renewal of any policies, issuing renewal terms to clients and following approval, instructing Insurance brokers to commence with cover. Dealing with Service Charge and Ground Rent collections. Drafting annual Service Charge budgets and demand letters. Experience Required:
Worked in block property management. Good knowledge of budgets. Experience of serving section 20 notices. AIRPM qualified, although not essential. Full UK driving licence. Salary: £45k to £55k
