Our ARLA accredited Lettings and Management division of over 30 staff are trained and experienced in all aspects of property management. They oversee a portfolio of over 1800 properties in Edinburgh, Glasgow, Fife, Perthshire, and the Scottish Borders.
Due to the continued growth of properties under management and of our Lettings team, we are seeking an experienced Senior Property Manager to support our ambitious growth plans. In this newly created role, we are offering a unique opportunity for an experienced Property Manager to lead a team of Property Managers and Assistants, ensuring they deliver an exceptional standard of customer service to all potential and actual clients.

As an ARLA qualified Senior Property Manager, you will be accountable for maximising the performance of the properties under your management, retaining clients, and promoting portfolio growth. While supported by our Property Assistants, you will be fully responsible for delivering all aspects of administration associated with the management of your portfolio and the portfolios you oversee.

Driving Portfolio Performance - to constantly improve the performance of the assets within your portfolio, retaining clients and promoting portfolio growth.
Your key responsibilities as a Property Manager will include: Ensuring 100% compliance with regulatory standards Minimising void periods Increasing rents mid-tenancy in line with lease terms Minimising arrears Promoting investment and upgrading works Effective management throughout the tenancy including regular inspections Full compliance management of all safety testing Handling all check-ins and check-outs as well as the full referencing process Leading a diverse team - as one of the Senior members of our Lettings team, you will be accountable for managing a high-performing, efficient, and service-focused team.
Your key responsibilities as a line manager will include: Conduct performance reviews and regular one-to-one meetings Identify training and development requirements of the team to ensure the continued professional development of your direct reports Partaking in the out-of-hours on-call rota, authorising annual leave, managing absence with the support of the HR team Encourage your team to challenge themselves and promote a culture that values innovation and personal growth Key requirements
Essential Knowledge relevant to the role description ARLA qualified or equivalent Knowledge of the private residential tenancy regime in Scotland Minimum of five years experience in a property role at a senior level Fully IT literate and proficient in the use of IT systems including MS Word, Excel & Outlook Willingness to perform administrative tasks Strong written and verbal communication/numeracy/data analysing skills Strong negotiation, organisation, and influencing skills Proven track record in delivering targets within a demanding environment Self-motivated problem solver with strong interpersonal skills Full, clean driving licence Desirable Demonstrable success in managing and building a team Competencies
