It was 30 years ago when we were a small maintenance contractor with a single van; and it still is now we are a truly national company.” About the Role: Reporting to the Area Manager, you will manage a temporary accommodation portfolio comprising of a variety of contracted housing management services through MHM’s registered providers. You will be responsible for tenancy management, tenancy sustainment, income management, welfare benefits advice, ensuring properties are in good condition and health and safety risks are identified and corrected. Furthermore, you may be responsible for managing local cleaning/caretaking services. This role will be a mobile based position covering varied locations across North and East London. Role Criteria experience and qualifications: Main point of contact for all face-to-face interactions with tenants, landlords and local authorities by carrying out regular property visits and ensuring all parties are keeping to their terms of their contractual agreements. Carry out viewings and sign-up new tenants and ensure they are aware of the terms & conditions of the tenancy and assisting with housing benefit applications, show tenants how to use the equipment within the property. Carry out checkouts of properties and compile specification of works required to re-let, ensuring the property meets the contractual & legal standards prior to re-letting. To liaise with the Income Collection team to ensure that rental income is maximised, signposting tenants to welfare and benefits services and/or issuing warnings or notices regarding non-payment. Identify repairs required to property to ensure property meets contractual standards and make decisions on responsibility to repair. To manage tenancy breaches (e.g., noise nuisance) and anti-social behaviour to include gathering and analysing evidence, reporting, preparation and service of appropriate statutory notices and attending court to present evidence and attending evictions when necessary. To identify clients that require additional support and signpost/arrange support as appropriate. Liaising with support providers and other statutory agencies to assist clients in maintaining their tenancies. Collection of data from property visits and updating IT systems to ensure they are accurate and up to date.
