About Our Client Our client is a Greater Toronto based general contractor with over 20 years' experience in institutional, commercial, and industrial projects. Job Description Project Planning & Coordination:

Lead and oversee all pre-construction activities, ensuring alignment with project goals, timelines, and budget constraints. Collaborate with architects, engineers, subcontractors, and clients to develop accurate and efficient project plans. Review and evaluate project drawings, specifications, and design documents for constructability, risks, and opportunities. Develop detailed schedules and work plans for pre-construction activities, identifying milestones and deliverables.

Cost Estimation & Budgeting:

Prepare comprehensive and accurate cost estimates and budgets based on project scope and design. Collaborate with the estimating team to gather pricing data, assess material and labor costs, and identify cost-saving opportunities. Assist in value engineering, identifying alternatives to improve project efficiency while maintaining quality standards.

Procurement & Subcontractor Management:

Assist in the development of bid packages and procurement strategies. Evaluate and select subcontractors and vendors based on project requirements and budget constraints. Maintain strong relationships with key subcontractors, vendors, and suppliers to ensure smooth execution of pre-construction activities.

Risk Management & Compliance:

Identify potential risks during the pre-construction phase and work with the project team to develop mitigation strategies. Ensure all project plans adhere to safety regulations, local codes, and environmental standards. Stay informed of any regulatory changes and communicate necessary adjustments to project teams and clients.

Client & Stakeholder Communication:

Serve as the main point of contact for clients, architects, engineers, and other stakeholders during the pre-construction phase. Provide regular updates and reports to clients and internal teams regarding project progress, challenges, and milestones. Work with the project management team to ensure a smooth handoff from pre-construction to active construction.

Team Leadership:

Lead and mentor a team of pre-construction professionals, fostering a collaborative and productive work environment. Provide guidance and support in the review of technical documents and project specifications.

The Successful Applicant Bachelor's degree in Construction Management, Civil Engineering, Architecture, or a related field. Minimum of 8-10 years of experience in the construction industry, with at least 5 years in a pre-construction management role within ICI sectors. Proven experience in project estimating, budgeting, and scheduling. Strong knowledge of construction methods, materials, and legal requirements. Proficient in project management software and construction cost estimating tools. Excellent communication, negotiation, and interpersonal skills. Strong leadership abilities, with experience managing cross-functional teams. Ability to manage multiple projects and priorities simultaneously. Knowledge of local building codes and regulations. Preferred Qualifications: Professional certifications such as PMP (Project Management Professional) or CCM (Certified Construction Manager). Experience with BIM (Building Information Modeling) and other digital construction tools. Knowledge of sustainable building practices and LEED certification processes.
