Experience in construction and a thorough understanding of the two duty-holder competences and roles is a must. Formal training in architecture or interior architecture is a plus. Maturity, gravitas and being commercially minded is essential. Being organised and detail-oriented is a key part of the job. Good math and accounting skills are highly desirable. You must be technically oriented and proficient with all relevant aspects of Structural Engineering, M&E, Joinery, Decoration and Plumbing. You should be able to convincingly debate those concepts with Quantity Surveyors, consultants, contractors, tradespeople and suppliers. You should have a strong network within this ecosystem. You will be working on two to three projects from start to completion. You will manage your work autonomously and be responsible for all outputs. Key Responsibilities Plan, manage, monitor and coordinate health and safety in the pre-construction phase. In doing so, you must take account of relevant information (such as an existing health and safety file) that might affect design work carried out both before and after the construction phase has started. Plan, manage, monitor and coordinate the delivery of a design that will meet the Building Regulations. Help and advise in bringing together pre-construction information, and provide the information designers and contractors need to carry out their duties. Work with any other designers on the project to eliminate foreseeable health and safety risks to anyone affected by the work and, where that is not possible, take steps to reduce or control those risks. Ensure that everyone involved in the pre-construction phase communicates and cooperates, coordinating their work wherever required. Liaise with the principal contractor for both CDM and Building Regs, keeping them informed of any risks that need to be controlled during the construction phase and ensuring that the completed works meet Building Regs. Engage and manage Building Control as necessary to achieve Plan Assessment. Prepare Planning Permission documentation and applications to Local Councils. Carry out site visits to gather information and ensure compliance with specifications, planning conditions and regulations. Oversee preparation of contract information, including construction drawings, finishes schedules, technical documentation and specifications. Maintain accurate records of project changes and updates. Additional Responsibilities (play a supporting role) Ensure design intent and quality are achieved through site visits. Help keep contractors and suppliers on track in a friendly manner. Must-have Experience 3-5 years as a Principal Designer in a UK-based architectural practice. Proficient with all RIBA stages. Experience with retail, office or medical clinic fitouts in London. Excellent knowledge of UK building regulations. Professional and friendly communication skills. Great project management and organisational skills. Good knowledge of suppliers and supply chain. Excellent level of written and spoken English is key. Outlook, WhatsApp, Microsoft Office including Excel, Word. Additional Experience (this is a plus) Experience in sourcing interior/exterior finishes and fixtures from a wide spectrum. Familiarity with AutoCAD, FIGMA, Photoshop and InDesign, SketchUp. Familiarity with Pinterest. A fun and modern design outlook. Seniority level
