With outstanding head offices in Cheltenham and a potential office base in Bristol, our client is seeking a highly skilled Property Manager, ideally at Associate Director level, to join their team. This pivotal role will initially oversee the property management division and two principal assets: An industrial business park in Didcot. A multi-let head office building in Cheltenham. The portfolio also includes a selection of upmarket high-street retail units in Cheltenham’s prestigious Montpellier area, with the total portfolio encompassing approximately 85 commercial tenants. This is an exciting opportunity to contribute to the long term growth strategy for Kapital Real Estate and the success of a diverse portfolio while working within a dynamic and supportive environment. Key Responsibilities
Day-to-Day Operations: Oversee property management, maintenance, and tenant relations across the portfolio to ensure smooth operations. Performance Monitoring: Track property performance, including occupancy rates and market trends, and recommend strategic actions to enhance value. Team Leadership: Supervise and support two on-site property managers, fostering a collaborative and efficient working environment. Tenant Relationships: Build and maintain strong, positive relationships with tenants to enhance satisfaction and retention. Technology & Reporting: Utilise property management software like Re-Leased and accounting software Xero for streamlined operations and accurate reporting. Rent Collection & Budgets: Manage rent collection, service charge budgets, and participate in leasing activities such as lease renewals, rent reviews and lettings. Financial Reporting: Produce regular financial reports, including income and expenditure statements, and identify opportunities to optimize revenue and control costs. Person Specification
The ideal candidate will demonstrate: Proven Expertise: Extensive experience in multisite commercial property management. Regulatory Knowledge: Strong understanding of landlord and tenant law, health and safety regulations, EPC compliance standards, and maintaining accurate records for insurance and related requirements. Financial Acumen: Exceptional skills in budgeting, financial planning, and reporting. Interpersonal Skills: Excellent communication, negotiation, and relationship-building abilities. Technical Proficiency: Proficiency in property management software and MS Office applications. Professional Qualifications: Ideally, a RICS-accredited degree and active membership with the Royal Institution of Chartered Surveyors (RICS). Employment Benefits
Salary: £60,000 - £70,000 per annum, depending on experience.
