Leadership
Ensure clients are kept fully informed and sites comply with all current legislation Project manage larger maintenance programmes (knowledge of Section 20 procedure consultation process with clients, abiding by its strict timescales / knowledge of CDM15 Regulations and role responsibilities) Effectively manage client expectations to maintain excellent customer service Financial
Assist with issues regarding service charge and ground rent arrears and the recovery thereof Assist in the production of annual budgets, analyse yearly results on income and expenditure at individual sites to provide analysis to clients at AGM. Prepare and monitor budgets for the financial year ahead and ensure longer-term expenditure projects (such as major redecoration, roof replace etc.) are factored in To partner finance and key stakeholders to effectively manage budgets throughout the financial year To ensure insurance claims are processed correctly and in a timely manner Building Maintenance
Proactively manage a portfolio of blocks by devising and delivering pre-planned maintenance programmes and compliance check requirements Manage day-to-day property services such as planned and cyclical maintenance in a cost-effective, efficient manner Project management Quality check work Health & Safety
Uphold internal policies and procedures with regard to our approved supplier list and managing contractors on site Ensure all sites meet with RICS and HSE standards and legislation Spot check sites when projects underway to maintain quality standards and compliance Human Resource
Manage difficult or sensitive issues at blocks promptly Quality check work and regularly review service standards Ensure queries and complaints are responded to promptly and the best possible outcome is achieved To carry out root cause analysis into any complaints to drive change and improvements required Customer Service
