Development Details: London Square Streatham Hill, built in 2018, is a contemporary residential development in London that comprises 254 apartments across six private buildings and one housing association development. Recognition incentives. Employee Referral Scheme for potential bonuses. Job Description: Responsible for managing the day-to-day operational running of the estate and ensuring high site standards. Managing hard and soft services including PPM's and high-level contractor management - having good knowledge of maintenance and building safety in order to be able to challenge contractors on suggestions, monitor quality of works and ensure value. Supervise all contractors and service providers, ensuring all works undertaken are of a high quality and in accordance with agreed timelines. Ensure all Health & Safety audits are up to date, all actions are monitored, recorded, and completed. Ensure the communal areas and gardens are maintained to a high standard. Conduct regular inspections of the communal parts of the development to identify repair requirements, health and safety risks, security provisions and ensure service standards are being maintained to a high degree. Immediately take action to mitigate or resolve health and safety risks, escalating to the PM when required. Take ownership of day-to-day maintenance related issues, prioritising tasks, liaising with contractors and keeping required stakeholders informed. Managing associated budgets, tracking and recording the task accordingly. Managing and fostering a positive relationship with the RMC, ensuring excellent communication and timely responses. Managing the onsite staff including task management, appraisals, training and development, performance management, toolbox talks and any employment related matters etc. Attend resident enquiries and foster collaborative relationships that are to the betterment of the development. Proactively manage the relationship with residents ensuring a good service and timely communications. Attend site / client meetings as and when necessary. Qualifications and Skills: Must have experience working in the residential leasehold management sector with a good understanding of building safety. Must have knowledge of industry related legislation and best practices. Experience with managing contractors and service providers with a good understanding of M&E, communal heating systems etc. Experience managing a small onsite team. Customer orientated, ensuring the residents are receiving the best possible level of service. Client-focused, flexible, organized, self-motivated, and able to work to tight deadlines.
