To define, direct and lead a commercial strategy that balances risk to the business with opportunity for income generation to reinvest in the business. To define, direct and lead a commercial strategy that balances risk to the business with opportunity for income generation to reinvest in the business. Collaborate with regional management team to provide regional leadership and deliver business plan objectives. Manage relationships with subcontractors and third parties to understand their requirements, negotiating ongoing contracts with suppliers and making recommendations as required. Anticipate future market developments by working consistently at a strategic level, conducting market research and analysis to create detailed business plans on commercial opportunities as well as to understand any potential risks or threats. To direct and lead the governance of the Commercial team, ensuring proper accountability for, and reporting of, all commercial activity and the development of appropriate control systems. To direct the performance of existing commercial business ventures ensuring that contracts are fulfilled, and profit targets are delivered. Input into preparation of land purchase construction budgets and project completion analysis. Take responsibility for Construction Surveying duties including budget preparation, cost to completes, authorisation of subcontractor procurement, payments and claims. Monitor and oversee the maintenance and updating of development budgets and cashflows. Including Monitoring performance of both cost and cashflow against annual budget to ensure delivery against financial quarter end targets. Advise the wider team on technical solutions, buildability and costs at design stage in conjunction with the Construction Director. Prepare relevant KPI and reporting information for senior management/board meetings with the Regional Managing Director and Divisional Chair. To help define and embed a commercial approach to the running of the department across all levels of the hierarchy.

Work with the senior management team to collaboratively guide the development of professional standards, commercial contracts, and service

level agreements. Collaborate with and coordinate a strong working relationship amongst key stakeholders within the business, namely Development, Construction and Customer Services. To take steps to identify and manage risks commercial and otherwise. To actively support land bid submissions throughout the business unit. To build and maintain effective relationships with key working partners, including the development of strong links at all levels of the business. Market the organisation’s capabilities in the delivery and management of commercial activities and maintain Vistry Homes profile with customers/clients, external bodies, suppliers, and other stakeholders. Manage risk and ensure compliance with legal, regulatory, and internal procedural requirements. Manage and support the performance and development of the Commercial team.
