Job Title: Commercial Portfolio Asset Manager Location: London Salary: £75,000 - £80,000 We have an exciting opportunity for a Commercial Portfolio Asset Manager based in London on a full-time, permanent basis. As the Commercial Portfolio Asset Manager, you will drive and maintain a desirable and fully let estate, generating value and optimising income whilst protecting and improving the long-term value and reputation of the estate. Key Responsibilities

You will support the Property Director to: Assist with forming the strategy and long-term plan for the commercial portfolio Ensure that the commercial portfolio is optimally managed with rents maximised and voids minimised Curate a tenant mix which enhances the local area Increase the profile of the estate with potential tenants and consumers Build strong relationships with tenants and community stakeholders Create Health, Safety and Sustainability reports for the Property Director and the Board Manage refurbishment and development projects from design through to completion Oversee and approve the service charge budgets to deadline, ensuring they are in accordance with specified lease terms. Attend and contribute to service charge meetings. Oversee the recovery of relevant re-chargers and service charge arrears Work with the finance team to oversee the effective running of the service charge process in line with the RICS code of practice. Responsible for commercial rent reviews, lease renewals and other lease events including applications for assignment and alterations. Manage, coordinate and instruct professional advisors and others Undertake internal valuations and/or provide information to externally appointed valuers Review commercial processes to ensure their effectiveness What You Need

MRICS Accredited Confident and able to deliver, advise and make decisions on all areas of property management, including legal and best practice compliance, with minimal supervision Personable, results-driven, organised, resilient, self-motivated and resourceful Proactively builds productive working relationships, excellent communicator, collaborator and service provider to colleagues, customers, contractors, suppliers and other key stakeholders Package & Benefits
