About the role
We have an exciting opportunity for a Complex Works Surveyor to join our team in London on a full-time permanent basis. You will be responsible for delivering a high-quality surveying service to a variety of tenures including rented, leasehold, supported and temporary accommodation. Working in partnership with caseworkers, provide a full surveying service for the repairs team. You will have an enhanced focus on engagement with residents and the wider community and deliver a holistic service that embeds community cohesion and delivers value for money.
As Complex Works Surveyor you will provide a maintenance surveying service that will include undertaking property surveys and inspections; drafting of schedules of works for complex, reactive repairs, project management of complex repairs, and quality assuring works undertaken by Contractors and our internal workforce.
Reporting into the Repairs Surveying Manager you will ensure works orders are raised and completed in accordance with SBHA guidelines. You will manage a caseload of minor planned repairs and/or disrepair claims in line with the pre-action protocol for housing disrepair. This role will entail regular pre and post inspections during the works and contribute to both the asset management strategy and estate improvement plans.

You will be an experienced Complex Works Surveyor, ideally with previous experience carrying out stock condition surveys and void management. You will also need to have great customer service skills, able to establish and maintain great working relationships with customers, colleagues, and suppliers.
Applicants will also need to demonstrate the below essential skills and experience:
- Good working knowledge and experience of building defect diagnosis, legal disrepair, damp and mould and its root causes
- Ability to work on site unsupervised, using professional skills and judgement to manage works/projects.
- Ability to write / draw technical reports and specifications.
- Organisational skills in managing a diverse number of projects concurrently.
- Excellent knowledge of current building regulations
- Budgetary control, including awareness of factors influencing budget targets.
- Capable of working under pressure, excellent time management skills
- Experience of using handheld computers for stock condition surveys and data capture
Desirable
- Experience of Party Wall Management and the arrangement of Party Wall Awards
- Good knowledge of leasehold and service charge management
Essential Qualifications
- Recognised technical qualification or professional qualification in building/surveying, minimum BSc, MCIOB or MRICS
