General
Contribute to the development of policy and procedures for Leisure Energy, whilst ensuring all other company policies and procedures are adhered to at all times and that legal requirements and good practice are observed, especially with Health and Safety. Remain up to date, knowledgeable, and fully conversant with the building services systems of a leisure centre and/or a pool environment, including all mechanical, electrical, pool filtration, and water control systems. Work with the Construction Director and Project Team to develop a quality management system covering all aspects of the organisation's service delivery. Assist in the implementation of the quality management system and seek ISO 9001 accreditation. Identify the need for support staff in project management and service delivery as the organisation grows. Review applicants' CVs, select candidates for interview, and assist with conducting interviews as necessary. Induct new employees reporting to you into the business and provide guidance and training on the operation of the organisation's systems, processes, and customer service ethos. Project work
Plan and organise works on-site to minimise disruption to the operation of the leisure facility; ensure all projects are delivered with an outstanding level of service to customers and end clients. Create a collaborative working environment on-site amongst all contractors, their operatives, and client-side operational staff. Review and understand Leisure Energy feasibility studies and grant applications to compile contractor packs for construction projects for both subcontractor tender and client purposes. Prepare supporting information for bid applications and feasibility studies for Leisure Energy clients; support the Energy Team in securing budget costs and preparing a cost plan for the feasibility, including obtaining formal quotations where appropriate. Compile contract documentation including a comprehensive programme of works once formal project approval is obtained. Arrange JCT contract for the client if not arranged by others and back-to-back sub-contracts for contractors. Visit site and meet with contractors/sub-contractors to understand and agree on the scope of works to deliver the required energy savings. In conjunction with the Construction Director, appoint all suppliers, consultants, and sub-contractors to deliver the energy efficiency measures included within the agreed feasibility/contract. Visit site to ensure progress of works against the programme and represent Leisure Energy at site meetings as required and/or requested. Take and distribute meeting minutes when it is agreed as the company’s responsibility to do so. Discuss the scope of works with the operator and agree on the necessary access to undertake the works; agree on the plan of works with operational staff and sign-off the plan with the centre manager. Liaise with the Centre Manager for all site works and deliveries; arrange for all on-site accommodation, welfare facilities, and storage to undertake the works in accordance with all relevant health and safety legislation. Identify variations to contract that will impact the programme and ensure the programme is revised to accommodate them and that all parties are notified accordingly. Provide monthly written progress reports on each project being managed to the Construction Director, reporting on progress against the programme, cost against budget, and quality against specifications and designs. On completion of each part of the construction project, arrange for a suitable representative from Leisure Energy or technical subcontractor to inspect the works to ensure that the requirements of the specification and design have been achieved and can be signed off. On handover, ensure all contract information is in place – arrange for the provision of appropriate on-site training to centre staff, including operating and maintenance manuals that cover the entire installation. Arrange for installers to ‘talk’ operating staff through the operation of each of the installed systems and obtain a sign-off from all operating staff, acceptance of training, and familiarisation. Produce outturn reports on project costs against budget. Act on behalf of Leisure Energy and carry out the necessary duties of the principal contractor under the Construction (Design and Management) Regulations 2015. Fulfil the role of Project Manager within the NEC or JCT Contract for each contractor, including the issue of instructions and directions within your delegated level of authority. Financial Management of the projects
Maintain and update a project costings sheet on a monthly basis to enable accurate invoicing of clients and payment of supplier and contractor invoices. Using the costings sheet, report to the Construction Director on the forecast profitability in line with the project plan. Prepare supporting information for cash flow purposes. Aid clients with supporting financial information to allow them to draw down funds via funded projects. Benefits:
