Manage the store portfolio in a specific geographic region, by obtaining the best possible deals negotiating lease contracts with property owners and enabling long term growth. Recommend business case in terms of market strategy, location requirements, commercial idea, configuration of space, economic and legal terms and present ready negotiated business cases for approval by country management. Coordinate in a positive and collaborative way with other functions before finalizing the negotiations (construction, store design, accounting, HR, marketing, merchandising, visual, security, etc.). Support to facilitate the best deal through the legal and construction process, taking into consideration local requirements and dependencies. Optimize and improve the existing portfolio and ensure that the portfolio is commercially competitive in the geographic area. Negotiate lease actions for existing stores (breaks, terminations, lease term, extensions, rent reductions). Cross collaboration and involvement of all other needed stakeholders, securing their input in the project time plan and service scope delivery. Qualifications
We are looking for someone who: Has at least 3 years of experience in leasing, real estate or a similar role within the UK&IE retail market. Has a good understanding of retail customer, lease contracts, legal requirements, and business drivers. Lives by our H&M values and represents our company’s culture. Is strong in planning and executing together with a self-motivating way of working. Has an entrepreneurial spirit with strong negotiation skills. Drives short- and long-term goals.
