As their portfolio expands, they are seeking an experienced, ambitious, and organised Property/Lettings Manager to join their team on a freelance basis. This is a fantastic opportunity to help build something from the ground up, with the potential for a long-term partnership or even directorship.

About the Role: This freelance position focuses on growing and managing the property portfolio, driving new instructions and lettings, overseeing marketing initiatives, managing CRM and data systems, ensuring compliance, and handling financial tasks such as rent collection. You'll have the flexibility to work independently while playing a vital role in shaping the future of the business.

Key Responsibilities:

Portfolio Growth: Expand the property portfolio by securing new instructions and lettings. Develop and maintain strong relationships with landlords and tenants. Property Management: Oversee all aspects of property management, including tenant liaison, maintenance, and legal compliance. Manage property maintenance tasks, from minor repairs to major refurbishment projects. Marketing: Create and implement marketing strategies to promote properties and attract landlords and tenants. Manage online listings, social media campaigns, and property viewings. CRM & Data Management: Conduct a full audit of the current CRM system to ensure accuracy. Maintain updated and accurate records for landlords, tenants, property details, and leads. Track and report on the performance of the portfolio through the CRM. Rent Collection & Financial Responsibilities: Oversee all aspects of rent collection, ensuring timely payments from tenants. Monitor and maintain accurate financial records, including payment schedules, arrears, and landlord payments. Handle late payments, serving notices, and liaising with tenants and landlords to resolve disputes. Ensure all financial tracking is up-to-date, accurate, and compliant with regulations. Key Management: Conduct an audit of the current key management system, ensuring secure and organised tracking. Implement a more efficient system for managing and distributing property keys. Compliance & Regulations: Ensure all properties meet the required legal standards, including gas safety, electrical checks, and EPCs. Stay updated with property regulations and apply them to the business practices. Project Management & Maintenance: Oversee and manage large maintenance jobs, ensuring they are completed on time and within budget. Implement cost-effective solutions while maintaining quality. Department Development: Play a key role in developing the property management department, creating systems and processes to ensure smooth operations. Requirements: * Proven experience in property management/lettings with a track record of managing portfolios. * Strong knowledge of UK lettings regulations and compliance. * Excellent marketing and CRM management experience. * Ability to handle rent collection, financial tracking, and late payment procedures. * Meticulous attention to detail, highly organised, and capable of managing multiple tasks. * Excellent communication skills and the ability to work flexibly and independently. * Ambitious, self-driven, and excited to be part of a growing start-up.
