Our clients are property professionals established in Northamptonshire since 1975. Their services cover all aspects of residential property; from lettings and management to sales and buy-to-let investments. An exciting opportunity for a business-focused graduate looking for a varied and challenging career working for the leading Property Management firm in the area. This role offers support to study professional industry-led qualifications and progression into senior management. Specific Tasks
Manage portfolio of properties. Preparation and updating of inventories using Inventory base and associated paperwork. Carry out final inspections using Inventory base and associated paperwork. Negotiate dilapidations between Landlord and Tenant to include deposit refunds. Preparing evidence for any TDS or DPS disputes. Dealing with general maintenance queries. Preparation of the properties ready for occupation. Actioning repairs on the system and ensuring funds are taken up front. Invoices to be processed within 48 hours of receipt. Utility management. Carry out move-ins. First property inspection one month after new tenants move in. Working with Inspections Clerk to ensure all repairs/issues noted following the visits are dealt with via the system. Ensure that all properties are compliant (e.g., safety certificates, EPCs, EICRs, Smoke alarms, Carbon Monoxide detectors). All certificates need to be booked 6 weeks in advance. Action the weekly report to ensure outstanding certificates & system repairs are followed up and dealt with accordingly. Skills Required
Degree educated. Excellent communication skills both written and verbal. Good knowledge of the full range of Microsoft Office packages. Confident and able to handle conflict (when dealing with deposit refunds). Hold a full driving license – Use of the company pool car for property visits. Available to start a full-time role in January 2025. Support to study industry qualifications. Cash health scheme paid at the basic level for all staff members after successful completion of the probationary period (12 weeks). Various bonus incentive schemes for hitting targets. £50 per quarter for those that do not take unscheduled leave. START DATE:

8:30-5:30 Monday to Friday with 1 hour lunch plus 1 Saturday in 4. SALARY:
