The Opportunity

A fantastic opportunity has arisen for an experienced Head of Block Management to join a well-established and growing property management company. Based in SW, this is a pivotal role within a small, dynamic team managing a portfolio of approximately 350 units. This is a hands-on position offering the chance to oversee all aspects of block management while playing a critical role in the company's ongoing growth. With exposure to legal matters, commercial leases, and broader property management issues, this role offers excellent professional development opportunities.

Be part of a group of companies founded in 1993. Located near to Wandsworth Common, the company is experiencing a period of strong growth and is looking to expand its managed blocks portfolio. You'll be joining a supportive and ambitious team of five professionals in an exciting stage of the company's evolution.

Key Responsibilities

Oversee the day-to-day management of blocks, including maintenance, repairs, and financial oversight. Conduct site inspections to ensure compliance with health and safety regulations and building standards. Build and maintain strong relationships with leaseholders, residents, and contractors, addressing queries and concerns professionally. Develop and manage service charge budgets, issue invoices, and handle financial reporting. Chase overdue balances and manage Section 20 consultations, insurance renewals, and claims. Ensure all property records, documentation, and compliance requirements are up to date. Proactively identify and resolve operational issues, minimizing risks and maintaining client satisfaction. Collaborate with other departments to ensure seamless service delivery.

What We're Looking For

Minimum of 3 years of block management experience, ideally in London or a similar urban setting. IRPM or RICS qualifications (or willingness to obtain). Manual driving license (essential). Strong knowledge of relevant legislation, including the Landlord and Tenant Act, Section 20 procedures, and health and safety regulations. Proactive, solution-oriented, and highly organized with excellent time management skills. Outstanding communication and interpersonal skills, capable of managing relationships with diverse stakeholders. Experience in financial management, including service charge budgets and arrears chasing. Familiarity with property management software is a plus.
