We are seeking a proactive and strategic Head of Leasing to lead the leasing function for a growing Build-to-Rent developer. The successful candidate will focus on driving occupancy, rental growth, and customer satisfaction while maintaining operational excellence in line with all relevant regulations. Package Basic Salary : Up to £80,000 Key Responsibilities Lead and manage lettings operations across a portfolio spanning numerous cities. Ensure all assets within the portfolio operate at a high occupancy rate, overseeing future vacancies and ensuring swift leasing of void units. Oversee a diverse portfolio of small and large scale Build-to-Rent developments. Drive the creation and implementation of a customer-centric approach. Manage and coach a team across all regions, developing individual growth plans and identifying succession opportunities. Establish and review KPIs for all assets, diluting them into actionable goals for individual team members. Oversee property launches within the portfolio, from pre-stabilisation through to post-completion reviews, ensuring tailored customer journeys and maximum lease-up efficiency. Collaborate with marketing teams to co-develop detailed marketing strategies. Conduct quarterly reviews of each asset to ensure maximum income generation and develop a corporate leasing strategy to support the national portfolio. Contribute to reporting systems to provide insights into resident/client demographics and inform business decisions. Provide strategic input into potential investment opportunities, assessing demand/supply dynamics, market feedback, and market value to support viability analysis. Deliver board-level presentations. Monitor market trends and data, identify trends, and propose solutions to improve performance and customer satisfaction. Set and manage annual budgets, tracking performance monthly to ensure financial targets are met. Drive cross-departmental process reviews to improve operational efficiencies and align strategic goals. Essential Skills and Experience Proven ability to exceed sales and performance targets, with a strategic and commercial mindset. Strong leadership capabilities, with exceptional relationship-building and communication skills. Experience overseeing large-scale portfolios and managing diverse asset types, with a focus on operational excellence. In-depth knowledge of lettings regulations and compliance requirements. Level 3 ARLA Propertymark qualification (essential). Advanced analytical skills, with the ability to interpret complex data and develop innovative, effective solutions.
