This on-site role is integral to maintaining the high standards of the property, overseeing maintenance activities, supervising cleaning staff, and ensuring seamless operations across flats, communal spaces, and plant rooms. You will also act as a key liaison for reporting to the Facility Manager. Responsibilities 1. Routine Maintenance (PPM): Execute planned inspections and maintenance as outlined in the PPM schedule, covering plant rooms, HVAC systems, pumps, and water treatment facilities. Conduct regular safety testing, including emergency lighting, fire alarms, and smoke ventilation systems. Maintain mechanical, electrical, and plumbing (MEP) systems, resolving any issues as they arise. 2. Reactive Repairs: Address maintenance requests from residents, such as plumbing leaks, electrical issues, or minor flat repairs. Perform general maintenance tasks, including carpentry, painting, and plumbing, to uphold the property’s condition. 3. Cleaning Staff Management: Supervise two on-site cleaners to ensure communal areas and shared facilities are clean and presentable. Coordinate cleaning schedules and ensure compliance with health and safety regulations. 4. Health & Safety: Adhere to all health and safety guidelines to ensure the well-being of residents, staff, and contractors. Keep accurate records of inspections, testing, and maintenance to meet compliance requirements. 5. Reporting and Coordination: Inform the Facility Manager of any maintenance concerns, equipment faults, or operational challenges. Collaborate with the Facility Manager to plan future maintenance and organize contractor support as necessary. Focus Areas: Plant Room & Equipment Checks:
Monitor boilers, pumps, and pressure vessels to ensure they operate efficiently. Air Handling Units (AHUs):
Inspect filters, belts, and ducting for damage or wear. Water Treatment:
Conduct Legionella compliance checks and maintain water hygiene standards. Lift Systems:
Test emergency functions and coordinate maintenance with specialist contractors. What We’re Looking For: Proactive problem-solver with experience in property maintenance. Strong skills in general maintenance, including plumbing, electrical work, and minor repairs. Commitment to high standards of cleanliness and health and safety compliance. Excellent communication skills to liaise effectively with residents, staff, and management.
