Based in Henley-On-Thames, we are looking to recruit an experienced Maintenance Manager to join the maintenance team. Ideally, the successful candidate will be experienced working with all legislation and COSHH and have an understanding of the healthcare industry.

Salary:

£38,000 - £40,000 per annum

Hours:

40 hours per week plus on-call weekend work on a rota

Location:

Henley-on-Thames

You will be required to ensure that all aspects of the property are kept safe and well-maintained for residents, team members, and visitors.

Main Duties:

Responsible for working within legislative frameworks such as: Health & Safety, COSHH, Health & Social Care Act and environmental health, thus ensuring that residents and the team have a safe environment. Investigates and acts with integrity upon shortfalls in service following Duty of Candour issues, to ensure we are open, honest, and transparent at all times. Ensure that the property is kept secure. Make sure all minor repairs are fixed in a timely manner. Ensure that the decoration of the property is to the highest standard and snagging items dealt with in a timely manner. Ensure that all electrical equipment is visually and systematically checked on an annual basis, and that residents' appliances are visually checked and recorded appropriately. Make sure the plant room is regularly maintained and checked in line with standards. Ensure that the refuse area is clean and well maintained and that clinical waste is removed appropriately. Ensure that the external areas are clean, tidy, and well-maintained. Ensure that requirements from audits are dealt with within the timescales required. Deal with emergencies as appropriate in the property, including out of hours. Build relationships with residents. Oversee external workers and contractors and manage accordingly. Ensure effective management of the drainage system. Practice safe systems of work across the range of tasks and particularly moving and handling of loads, by assessing risk and having due regard for personal safety and the safety of residents, visitors, and team.

Person Specification: Relevant building maintenance experience. A sound understanding of the main Health & Safety Regulations, including COSHH, Health and Safety, and risk assessment responsibility. Ideally worked within a healthcare environment. Minimum of two years in a maintenance role. Proven track record in a similar role. Managing external contractors.
