Maintenance Operative - Brent ROLE:

To assist with all repairs, property voids and maintenance in relation to all residential properties owned and managed by Caridon Group. REPORTS TO:

Maintenance Manager REPORTS IN:

None SALARY:

£32,000 to £35,000 per annum or up to £16.50 an hour DUTIES: To liaise with the appropriate contractor/cleaner to bring the property up to a habitable state and repair/paint clean accordingly and replace any missing furniture. Budget and expenditure to be agreed by management. To liaise with the maintenance team and advise of any maintenance issues within the properties and buildings. To liaise with tenants and log maintenance issues at properties on Arthur, our property management software. To inspect properties and report to the Manager as and when required. To identify damages caused by tenants and work closely with the Manager in ensuring there is a good upkeep of all rented properties, ensuring tenants are aware of their responsibilities in maintaining the property. To attend prior to and on bailiff appointment dates to establish the condition of properties and provide feedback to management. To check-out all tenants, prepare check-out reports, and assist the Co-ordinator with ensuring tenants are held accountable for any damages, facilitating swift re-renting or return to the landlord. To prepare condition reports as required by the management team. To attend to all maintenance issues, establish the cause, and ascertain who is responsible for resolving the issue. To coordinate with tenants when access is required to conduct works and resolve issues. Appropriate letters need to be sent, and the Arthur system updated with ongoing progress on all jobs. To ensure all work is completed to a satisfactory standard, leaving tenants happy and content, with all notes and pictures uploaded onto the Arthur system and a weekly report sent to head office. To move furniture and equipment upon instruction. To perform inspections of the premises and ensure any hazardous conditions are addressed. To assist in carrying out ongoing preventative maintenance programs. To perform routine maintenance tasks such as changing bulbs and repairing doors/windows. To be proficient in assembling furniture and equipment and replacing and repairing door handles, locks, and window latches. To have experience in handling garbage disposal activities aimed at collecting and removing garbage and recyclable materials safely. To have hands-on experience in general repair and maintenance tasks, cleaning grounds, scrubbing floors, dusting furniture, and disposing of trash, particularly effective in performing all kinds of machine and electrical repairs. To be knowledgeable of safety guidelines related to maintenance work. To perform minor repairs of electricity sockets. To treat sinks, floors, and tiles with disinfectants. To have knowledge of trash disposal activities and protocols. To assist in basic repairs to the building, including painting, installing/replacing light bulbs, plumbing, and basic carpentry. To be required to pick up supplies from local vendors. To ensure a 24-48 hour void turnaround from the date of void reported. Must hold a full clean driving license. Working Hours:

Monday to Friday, 9 am to 5 pm Availability:
