Reporting to the Housing Management PFI Manager, to support the Neighbourhood Co-ordinator to deliver a range of housing related high quality services to our customers and support the development of strong, sustainable communities. You will initially provide support to the team across all the key aspects of housing management including; management of rent arrears, allocation of homes and ensuring the blocks, schemes, streets and neighbourhoods are well maintained. What you'll be doing

To ensure the re-let time is minimised on all voids and to lead on all aspects of the void management process including tenancy termination visits, interview and shortlisting of potential customers. To ensure that appropriate referencing and verification is undertaken on all allocations and liaising closely with contractors to ensure void works meet our re-let standard. To lead on organising and carrying out annual tenancy visits and ensure any actions or concerns are documented in line with the annual tenancy visit procedure. To assess the support needs of new and prospective tenants and where appropriate to co-ordinate support services to enable them to effectively sustain their tenancies. To be responsible for taking action on all low level arrears cases up to £500 in accordance with agreed policy and procedure. To promote the use of all neighbourhood and added value services to our customers such as financial inclusion and Great Opportunities. To record all instances of antisocial behaviour and safeguarding concerns as reported to you and assist the Neighbourhood Coordinator in managing these promptly and according to the relevant procedures. To support the Neighbourhood Co-ordinator in delivering Customer Involvement and ASB Prevention initiatives within the communities in which you work. Work effectively and in partnership with other agencies and stakeholders operating in the neighbourhood to support our service delivery. To be responsible for the housekeeping and keeping accurate records on housing management systems, allowing us to respond appropriately to customer complaints with a focus on providing fair resolution based on evidence. To develop a basic broad range of housing knowledge to provide advice, sign posting, guidance and effective resolutions to customer queries with a focus on getting it 'right first time'. To contribute to Great Places continuous improvement programme through participating in customer scrutiny groups as required. To abide by and promote the Association's Equal Opportunities Policy and Procedures and carry out the post holder's responsibilities in relation to Health and Safety. Having a regular presence within our communities and completing estate inspections to ensure our properties, blocks, schemes and streets are safe and attractive places to live. To support with Community Centre offer by providing cover arrangements. To perform any other duties reasonably required by the Neighbourhood Coordinator and Housing Management PFI Manager to support service delivery. Working 35 hours per week and having a flexible approach to work. Experience of working in a customer focused environment, with a proven ability of delivering a high standard of customer service. Good written and verbal communication. Strong problem solving and organisational skills. GCSE maths and English or equivalent at grade C/4 or above. A clean UK driving licence and access to a car would be desirable. Ability to work as part of a team, as well as using your own initiative and time management skills to deliver tasks on time. Competent level of ICT skills including the full range of Microsoft applications and the ability to use technology such as a mobile phone, tablet and laptop.
