YTL Developments has a unique client-side opportunity for a commercial surveyor to establish a new community of office and industrial occupiers at the most exciting new employment destination in the South West. You will establish commercial strategies and manage leasing processes for upcoming assets by proactively securing occupiers through market engagement, pre-lets, and lease agreements post-completion. In the long term, YTL Developments has ambitions to acquire additional sites which could offer a wider geographical remit for this role. What you'll do

Reporting to the Head of Asset Management within the Sales and Marketing division, the successful individual will maximise asset value by implementing strategic leasing and asset management initiatives that enhance revenue, minimise void periods, ensure tenant satisfaction, and safeguard the long-term sustainability of the portfolio through effective placemaking. Your principal responsibilities will be to: develop tailored marketing and leasing strategies to attract occupiers and identify prospective tenants through market research, networking and collaboration with agents maintain an active pipeline of potential occupiers and execute deals to maximise asset utilisation manage the end-to-end leasing process, including agent oversight, legal documentation and tenant relations leverage pre-let agreements during construction and ensure successful lease signings upon completion optimise returns from existing tenants through lease renewals, rent reviews and strategic negotiations identify and deliver letting opportunities to support early-stage town centre developments at Brabazon collaborate with Property Managers and Construction and Infrastructure teams to prepare occupational budgets and processes manage the handover of commercial assets, legal matters, service charges, payment compliance, minimising business rates liabilities provide day-to-day tenant management, ensuring compliance with lease obligations and addressing enquiries conduct market analysis to refine marketing and sales strategies for diverse commercial sectors foster productive relationships with neighbours, tenants and stakeholders to protect estate value and resolve issues proactively achieve annual leasing targets and maintain a pipeline of occupiers for Brabazon interact with key stakeholders (both internally and externally) such as Marketing and Sales, Customer Relations, Planning and Development, Agents, Tenants, Developers and Local Authorities. What you'll need

We are looking for an individual who has deep experience and a proven track record in leasing and asset management of commercial real estate, in particular offices. You will have strong business development and presentation skills, with an extensive network in the Bristol commercial property markets. A hands-on, practical approach to property management, with a strong knowledge of the Landlord and Tenant Act 1954, service charge scheduling, business rate mechanisms and systems will be required. Additional skills required for this position will include project management, delivering tasks to budget and schedule, effective communication, problem-solving, stakeholder management and proficiency in Microsoft Office. You will preferably be degree qualified in Real Estate (or a similar subject) and RICS Qualified. What you'll receive
