THE ROLE To provide a best-in-class management surveying service and take accountability for all property management workstreams across a designated portfolio of properties. To actively contribute to the Retail Management Surveying team to continually enhance the way we do things, and to contribute to our vision of creating and maintaining “Places People Prefer’. WHAT YOU’LL DO You will deal with all L&T matters on designated assets and play a key role in meeting asset and department targets and objectives. Participating in part of a regional team you will need to build close working relationships with colleagues around the business to maximise productivity and results. Including the following: Co-ordinating and preparing management reports and other reporting requirements as may arise from time to time Managing landlord costs and forecasts as requested from time to time Ensuring property management systems and property records are maintained and accurate and provide support to leasing and asset teams on new lettings including the preparation of completion statements etc Dealing with Tenant applications for fit outs, assignments or formal variations to leases Overseeing the service charges, calculation of caps and responding to all queries associated with budgets and reconciliations Managing arrears and payments due - supporting accounting colleagues and credit control as appropriate Assisting in the annual insurance premium calculations and recharges Ensure the correct payments of rates due, provide support to rating assessments and mitigate void costs as far as possible Overseeing preparation and works associated with EPC’s Managing processes associated with the property management functions Ensuring compliance with BL policies and best practices Providing any reasonably requested support to other retail team members, particularly in relation to acquisitions and disposals of assets, providing holiday cover to colleagues and other reasonable tasks that may arise from time to time ABOUT YOU You will have a proven track record on managing high quality assets and as working effectively as part of a team. You will be able to demonstrate where you have faced work challenges and effectively and successfully achieved results. You will have strong team ethos showing the ability to be flexible and adaptable, with excellent verbal and written communication skills, strong business acumen and professional integrity. Ideally RICS qualified with a real interest in management surveying/property management and a desire to ‘bring your whole self’ to the role.
