Reporting to the Technical Services Manager and pivotal in the delivery of a Place Based Strategy asset strategy, the Pre-Construction Manager is accountable for undertaking, co-ordinating and overseeing the technical design to develop complex refurbishment projects. This role is part of Property where you'll help us to lead the way investing and maintaining 46,000 homes.

Interviews will take place week beginning 6th January 2025. What you'll achieve

A key member of the Technical Services team, working closely with the Property Investment, Decarbonisation delivery teams as well as the Strategic Asset Management team, Property Safety Team, Property Management Team and relevant customer teams to develop any necessary pre-construction activities for projects and programmes to deliver a Place Based asset management Strategy. Prepare and present proposed projects and programmes developed with the Strategic Asset Management team and other internal stakeholders prior to issuing to the Service Providers and partners. Lead on consultations with customers and ensure that the customers voice is represented throughout all refurbishment projects. Identify the requirement for specialist designers and prepare design briefs as necessary for projects or programmes including principal designers, fire engineers, building surveyors, cladding/external wall system experts, structural engineers, mechanical and electrical services engineers. Lead on reviewing and scrutinising any design works or application for planning, building control or listed building consents to ensure these effectively satisfy the investment needs and/or the review of Service Provider Proposals Documents to ensure these comply with the brief and priced accordance with the Price Framework and/or tender returns. Scrutinise surveys, specifications, programme, and prices comprising any proposals to ensure they comply with the brief and team strategy. Design a range of services which may change from time to time to reflect developing business priorities, always ensuring they are Customer focused, cost effective, achieve excellence, and demonstrate value for money. Essential skills

Educated to degree level in a property related subject or relevant professional qualification in Quantity Surveying or Building Surveying. Significant proven technical knowledge/ experience. Experience of delivering a programme of work in a way that achieves high levels of Customer satisfaction. Practical construction knowledge of plant and equipment, products, and different ways of working to ensure appropriate solutions are adopted for tasks. Experience of challenging strategies and working with stakeholders to develop project briefs. Willing and able to participate in the out of hours emergency duty rota. Why Orbit?
