We have an excellent opportunity for an experienced and proactive Property Asset Manager to join this leading UK Property Investment Firm in Cardiff who specialise in funding, acquiring and managing residential and commercial rental properties. The company are offering the position of Property Asset Manager on either a full-time or part-time basis, at least 20 hours per week, Monday to Friday with flexible start and finish times. About the role

As a Property Asset Manager, you will oversee and optimise the performance of property management firms, ensuring compliance, efficiency, and value. Acting as the primary liaison for urgent matters, this role requires an organised, discreet, and detail-oriented individual with extensive property management expertise. Key responsibilities include: Property Management Oversight:

Monitor the performance of property management firms, ensuring adherence to agreed standards. Oversee compliance with legal and financial obligations, including insurances, in collaboration with solicitors and brokers. Serve as the primary point of contact for urgent property-related issues. Liaise with the in-house accountant and communicate financial requirements to the owner. Ensure leases, rental payments, and maintenance works are efficiently managed by property management firms. Identify opportunities for portfolio expansion and collaborate with the MD on acquisitions. Ensure all properties meet health and safety regulations, working with management companies as needed. Contract and Vendor Management:

Oversee and negotiate contracts with vendors and service providers. Ensure service agreements meet current standards and align with the owner's requirements. Project Management:

Coordinate renovation or repair projects with contractors, ensuring timely and budget-friendly completion, working alongside management companies. Liaise with architects, builders, and other professionals for development projects. Technology and System Management:

Maintain digital records and databases for properties and personal affairs. Utilise relevant software to streamline and improve operations. Communication Management:

Manage the owner's correspondence, prioritising and responding to essential messages. Act as a gatekeeper, ensuring only critical communications reach the owner directly. About the rewards

As a Property Asset Manager there is a salary on offer of £40,000 to £75,000 per annum, depending on experience and the calibre of the applicant. The owner is happy for you to manage solely the administrational duties and sustain the business as it has been. However, if you have the ability and experiences to take full responsibility to manage and expand the business by acquiring more properties, the owner has funds to invest together, along with an established network of building contractors and other professionals. The right candidate would also be awarded with a very good profit-sharing incentive as well. About you

As a Property Manager you must have / be: Qualifications:

Proven experience in property management, ideally with high-net-worth clients. Excellent organisational and multitasking skills. High level of discretion and confidentiality. Strong communication and stakeholder management skills. Personal Qualities:

Trustworthy and reliable with strong integrity. Proactive and resourceful, with excellent problem-solving skills. Meticulous and detail-oriented in task management.
