Harte Recruitment invites experienced and motivated professionals to apply for an exciting Block Manager role based in Leeds!


This company offers comprehensive property services and is seeking a dedicated Block Manager to support the Senior Leadership Team in managing day-to-day operations. This role is ideal for a Block Manager looking to advance their career.



The package


  • Salary: Up to £40,000 per annum (inclusive of car allowance)
  • Working Hours: Monday to Friday, 9:00 am – 5:00 pm
  • Location: Leeds-based with significant time spent on-site



The role


  • Oversee repairs and maintenance across all common areas and ensure high standards
  • Ensure health, safety, and compliance standards, keeping records up to date
  • Manage service charge budgets and communal expenditure with the accounts team
  • Work to secure best value for leaseholders, balancing quality and cost
  • Deliver exceptional customer service in all interactions
  • Stay current with legislation and implement relevant updates
  • Supervise major projects, including Section 20 notices
  • Prepare annual budgets and chair Annual General Meetings
  • Serve as the main point of contact for concierges, contractors, and leaseholders
  • Handle insurance claims and conduct regular site visits
  • Oversee cyclical and planned maintenance, interpreting leases as needed
  • Manage pre-sale enquiries and provide relevant support to the Senior Leadership Team



The person


Essential Skills:


  • Proficiency in Microsoft Office (Outlook, Excel, Word)
  • Strong multi-tasking, problem-solving, and independent working skills
  • A proactive, “can-do” attitude with excellent time management and organisational skills
  • Previous experience in block management, property management, or facilities management.


Desirable Skills:


  • Familiarity with property management software and financial management tools
  • Knowledge of health and safety compliance and relevant legislation
  • Experience in budget management and Section 20 notice processes
  • Strong communication and customer service skills, with the ability to work well as part of a team
