Role Overview

The Social Housing Repairs Supervisor will oversee the day-to-day operations of the housing repairs and maintenance team. The role involves ensuring that all repairs are completed efficiently, within budget, and in line with safety and quality standards. The supervisor will manage a team of tradespeople and contractors to maintain and improve tenant satisfaction while adhering to organisational policies and procedures.

Key Responsibilities

Operational Management

Supervise and coordinate a team of tradespeople and subcontractors to ensure repairs and maintenance tasks are completed on time and to a high standard. Monitor the progress of repair jobs and address any issues or delays promptly. Ensure work schedules are adhered to and emergency repairs are prioritised.

Quality Control

Conduct inspections to ensure that all work meets quality standards and complies with health and safety regulations. Identify recurring issues and implement preventive measures.

Resource and Budget Management

Manage tools, materials, and resources to minimise waste and maintain cost efficiency. Track expenditure against budgets and provide regular reports to the Repairs Manager.

Customer Service

Respond to tenant inquiries and complaints in a professional and timely manner. Act as a point of escalation for complex repair issues and ensure tenant satisfaction.

Health and Safety Compliance

Ensure all work adheres to relevant health and safety legislation and organisational policies. Conduct risk assessments and ensure team members are properly trained and equipped.

Team Leadership

Provide leadership, training, and support to the repairs team. Conduct regular team meetings, appraisals, and performance reviews. Address performance issues and provide coaching where necessary.

Reporting and Administration

Maintain accurate records of repairs and maintenance activities. Use the housing management system to track work orders and update job statuses. Provide reports and updates to senior management as required.

Key Skills and Qualifications

Essential

Proven experience in a supervisory role within housing repairs, maintenance, or a related field. Strong knowledge of building maintenance, trades, and repair practices. Excellent understanding of health and safety regulations. Strong leadership, organisational, and communication skills. Experience using housing management systems or job scheduling software. Full UK driving license.
