Location: Candidates to be based near Bucks to cover Home Counties.

We are looking for a motivated Responsive Repairs Manager to lead our repairs service and ensure that performance, budget targets, and health and safety compliance are met. In this key role, you'll oversee the operational management of the service, ensuring high-quality repairs, maintenance, and grounds services are delivered to our customers and stakeholders.

As Responsive Repairs Manager, you will be responsible for all elements of the repairs service, including direct delivery, out-of-hours cover, and ensuring the smooth operation during holiday and sickness periods. You'll manage specialist subcontractors, ensuring best value and quality service, while developing and delivering an effective project management approach that drives business improvement and identifies opportunities for greater efficiencies and value for money. Your leadership will ensure that both the direct service team and subcontractors deliver top-quality repairs and maintenance, keeping our property assets in excellent condition.

With profit and loss responsibility, you'll manage budgets carefully, analysing spending trends, reporting on exceptions, and taking action to address any under or overspend. You will also compile and analyse performance data, identifying trends and implementing appropriate actions to improve service delivery. Managing complex repairs will be part of your remit, and you'll ensure that customers are kept informed about the progress of their repairs.

You will also be accountable for the performance management of your team, establishing, monitoring, and managing both team and individual performance targets. Regular reporting on KPIs and statistical data will be required, and you will create a positive, supportive culture where team members are motivated and able to develop their skills. Through effective one-to-one processes and addressing employee-related issues such as health and safety or disciplinary matters, you'll ensure a fair and collaborative working environment.

In addition to your leadership duties, you'll work closely with key partners and stakeholders to create a collaborative approach to delivering a first-class service. You'll also be responsible for completing necessary training to become the Responsible Person for Legionella and asbestos management.

What You Need To Do The Job

We're looking for someone with previous experience in responsive repairs and leading multidisciplinary teams, along with experience managing subcontractor supply chains. A health and safety qualification such as NEBOSH/IOSH is desirable, as is experience with risk assessments, permits to work, and method statements. Experience in people management, along with relevant professional qualifications (CIOB/RICS), or equivalent experience in a related role, is essential. Knowledge of relevant regulatory and legislative requirements, as well as proficiency in Microsoft Office, is also required.
