About the role As Senior Development Manager you will oversee and coordinate your own projects, ensuring the effective delivery of our developments, working in partnership with our contractors, from assisting in the acquisition of the land to selling all the units within a development and handing over to our Property Management team. You'll manage the development cycle by utilising the intelligent client approach to development management and ensuring accountability for achieving ROI through effective leadership and management of all stakeholders involved in the Development process including external consultants, suppliers, colleagues and funding partners. Ideally you'll be based within the M25 corridor with easy access to our offices in both London & Winchester as well as sites across Berkshire, Surrey & Essex and other developments as necessary. Responsibilities: Full management of the planning process - including extensive liaison with internal & external stakeholders. Planning and monitoring of construction operations within the constraints of the budget, producing monthly cost reports for sites under their control. Tendering, appointment, coordination and payment of professional consultants, reporting monthly against agreed targets and savings. Set budgets, timescales and responsibilities for the design team in appointing consultants. Ensuring quality standards are maintained throughout the site and construction process, including within the show/marketing complex for all the other apartments to follow. Management and coordination of the defect resolution process through the defects liability period (DLP) including producing a monthly quality report. Identifying and coordinating customer research into product improvements. Carry out inductions with the Sales and Operations Manager, including key supplier demonstrations. Negotiate with named suppliers to maximise marketing contribution and hold annual appraisals with key suppliers as part of ISO. Management of the Employers requirement and annual review of specification in conjunction with the Design Department. About you It's essential that you are an experienced Senior Development Manager with at least 5 years relevant experience within development or construction. You'll have a track record of managing external suppliers with strong budgetary and project management experience. Qualifications: Construction, architectural or property related degree is required Project Management qualification is desirable Full UK driving licence Skills and Knowledge: Ability to establish effective project plans Ability to handle competitiveness, volatility and conflicts in others and negotiate for the best outcome Excellent written and verbal communication skills Ability to identify the key metrics required to manage multiple million pound developments simultaneously Excellent IT skills (we use Google Workspace here at Pegasus Homes) Our benefits & rewards Along with a competitive salary we offer fantastic benefits which look after your Financial, Mental and Physical Wellbeing as we believe it is important that we are able to support our employees across all three of these elements in order to ensure an effective work life balance.
