About the Project: This exciting project involves a full-scale refurbishment of a prestigious residential property. Works include a comprehensive range of internal and external upgrades, including: Internal:

Complete reconfiguration of internal spaces, high-end finishes (e.g., bespoke joinery, marble, intricate tiling), luxury bathrooms and kitchens, advanced smart home technology. External:

Refurbishment of existing facades, potential extensions, landscaping, and potentially underpinning works to address any structural issues. Key Responsibilities: Overall Site Management: Lead and manage all on-site activities, ensuring the project is delivered on time, within budget, and to the highest quality standards. Planning & Programmin g

: Develop and maintain a detailed project program, monitor progress, and proactively identify and mitigate potential risks and delays. Quality Control: Implement and enforce strict quality control procedures, ensuring all work is carried out to the required specifications and client expectations. Health & Safety: Ensure a safe working environment for all site personnel, implementing and enforcing all relevant health and safety regulations and procedures. Procurement: Assist with the procurement of materials and subcontractors, ensuring competitive pricing and timely delivery. Client Liaison: Maintain regular communication with the client, keeping them informed of progress, addressing any concerns, and ensuring their satisfaction. Subcontractor Management: Manage and coordinate the work of all subcontractors, ensuring they adhere to the project program and quality standards. Budget Management: Monitor project costs, identify and address any potential cost overruns, and ensure the project remains within budget. Reporting: Prepare regular progress reports for the Project Manager and client, highlighting key achievements, challenges, and any necessary corrective actions. Underpinning Works (if applicable): Oversee the design and implementation of underpinning works, ensuring they are carried out safely and effectively. Essential Skills & Experience: Proven experience as a Senior Site Manager on high-end residential refurbishment projects with a value of 1m+ Strong understanding of construction principles and building regulations Excellent planning, organization, and time management skills Proven ability to lead and motivate a team Excellent communication and interpersonal skills Strong problem-solving and decision-making abilities Proficient in the use of relevant software (e.g., Microsoft Project) SMSTS qualification essential First Aid at Work qualification desirable Desirable Skills & Experience: Experience with underpinning works Experience with high-end finishes and bespoke joinery Experience with smart home technology Personal Attributes: Results-oriented and driven to deliver exceptional results Highly motivated and proactive Detail-oriented and meticulous Excellent client-facing skills Ability to work under pressure and to tight deadlines
