To ensure all environmental conditions are always maintained regarding critical building systems. To deliver the day-to-day operation of a shift carrying out PPM and reactive works within the contracted site. To demonstrate relevant knowledge of HV/LV systems, Air conditioning, UPS, Generators, Mechanical systems, which will include the ability to fault find and problem solve. Responsibilities:

Ensure that routine PPM is carried out on all M&E plant in accordance with Site task schedules and asset lists. Ensure that reactive tasks throughout the building are completed whilst being proactive in highlighting areas where improvements can be made. Assist in managing and monitoring sub-contractors activities and performance in line with site rules and standards to meet the requirements of the contract. Work in accordance with the Permit to Work System in accordance with OGS Quality, Health & Safety procedures and client requirements. Ensure that plant faults and defects are swiftly remedied to maintain plant in serviceable order at all times. Ensure that suitable spares are available to carry out both maintenance and reactive works. Provide parts lists and estimated timescales to carry out remedial works. Complete all relevant paperwork regarding reactive and breakdown works and pass it without delay to the contract administrator or update the CAFM system. Develop a good working relationship with all members of OGS staff, subcontractors, and client representatives. Ensure the provision of a Safe and Healthy working environment, including always wearing the correct uniform and PPE. Present the professional image of BGIS to clients at all times. Ensure that all plant rooms under the responsibility of OGS are locked at all times and are kept in a clean and tidy condition. Action and complete assigned tasks as appropriate. Ensure tasks as directed are completed with the appropriate H&S awareness/implementation. Maintain awareness and compliance with contractual KPI’s/SLA’s. Keep Computer Based Maintenance systems, e.g. Invida, up to date and ensure that PPM and reactive tickets are closed out with accurate data captured. Perform any other task as directed by the Site management team. Produce dynamic risk assessments and detailed records of site activities, ensuring any non-compliance is challenged and escalated where necessary. Proactively check the operation of the LOTO system in accordance with OGS Quality, Health & Safety procedures and client requirements. Overview the building's environmental conditions using the BMS System and utilize the same to maintain acceptable internal conditions.
